Our vacation rental rates are based on bookings of 4 or more nights, offering the best per-night value for groups planning a longer stay. For those booking fewer than 4 nights, a small "Minimum Stay Not Met" fee is added to the rate, keeping our business sustainable while still accommodating shorter stays. Here’s how it works:

4+ Night Stays: Enjoy our best rates with no additional fees – ideal for guests wanting a great value for a longer getaway.
3-Night Stays: Available with a modest fee. While the total cost is lower than a 4-night booking, the nightly rate is slightly higher.
2-Night Stays: This option has a higher fee, resulting in our highest nightly rate, though the overall cost remains below a 3-night stay.
1-Night Stays: Priced the same as a 2-night booking. This is perfect for last-minute or single-night getaways when availability allows.

Things to know

House Rules

~ Check-in: After 4:00 PM CST

~ Check-out: Before 10:00 AM CST

~ Dogs permitted with a paid Pet Fee and compliance with our Pet Policy.

~ Smoking is strictly prohibited inside the house.

~ Smoking is permitted on the property, away from the house, provided no evidence of smoking, such as discarded cigarette butts or smoke smell, is detected.

~ Some events may be permitted with full disclosure prior to booking and payment of an Event Fee.

~ Some Amenities are "Optional" and their use or inclusion carries an additional fee

~ Parking based on 1 Vehicle for every 3 - 4 Registered Guests (for instance, 15 guests will not exceed 5 vehicles)

~ Minimum age to book is 28 years old (We will consider booking to younger guests with a higher refundable deposit)

~ Compliance with the Rental Agreement is mandatory.

SAFETY MEASURES PROVIDED:

~ Keyless Entry for added security and convenience.

~ First-aid Kits and Fire Extinguishers readily available for emergencies.

~ Carbon Monoxide Detectors and Smoke Detectors installed throughout the property.

~ Swimming Pools equipped with latching gates for child safety.

~ Ring Camera video surveillance for enhanced security.

~ Guests receive text notifications before any scheduled visit from the Host or their Representative, ensuring peace of mind and security. Unscheduled visits are rare and typically initiated by the Guest's request or in response to specific concerns, such as noise complaint and host being unable to reach anyone. **

RECOMMENDED GUEST SAFETY MEASURES:

~ Stay vigilant of your surroundings, respecting the wildlife's space and behavior.

~ Exercise caution around natural features like ponds or rivers, particularly when children are present.

~ When swimming in the river, always swim upstream to navigate safely, especially during changing tides.

~ After heavy rains, the river will be moving rapidly. DO NOT swim if there is a fast current, as conditions can be extremely dangerous.

~ Keep outdoor lighting on around designated areas for visibility and safety, especially at night.

~ Utilize the lighting provided on interior and exterior stairs to prevent accidents.

~ Adhere to safety guidelines for amenities such as Hot Tubs, Swimming Pools, and other facilities to prevent accidents or injuries.

GUEST RESPONSIBITIES TO THE PROPERTY:

~ Ensure compliance with the Rental Agreement, respecting the property's rules and regulations.

** NOTE:

Please be advised that routine lawn care, pool maintenance, and other exterior upkeep are ongoing tasks managed by external contractors. As such, the timing of these services is subject to their schedules and availability. We appreciate your understanding and patience in accommodating these necessary maintenance activities.

Cancellation policy

Cancellations made at least sixty (60) days prior to the arrival date are eligible for a refund, with a deduction of a $299 Cancellation Fee. In order to qualify for a refund, all originally booked dates must be rebooked by another party at the same nightly rate.

Reasoning:

Our cancellation policy is designed to balance the needs of both guests and our business. Larger groups often plan well in advance and pay a premium for our larger accommodations. As the arrival dates near, smaller groups may book, but their budgets typically dictate lower rates. By the sixty-day mark, the opportunity to rebook at the full rate may have passed, necessitating a discount to attract new guests. This ensures that we can maintain financial stability while accommodating changes in booking demand.

Additional Information:

We strongly recommend purchasing Travel Insurance to safeguard against unforeseen cancellations. If a cancellation becomes necessary, we advise doing so well before the 60-day mark, as refunds may not be guaranteed closer to the arrival date. Please note that early departures are not eligible for refunds. Additionally, we reserve the right to cancel reservations in the event that the property becomes unavailable due to unforeseen circumstances rendering it uninhabitable. In such cases, all funds will be returned to the guest.
